Work with you to customize the marketing of your home and suggest changes to optimize presentation in keeping with your family calendar. Discuss strategies and suggest various marketing plans so that we can implement the best possible strategy to maximize your home's selling price. Together we will establish the best asking price to ensure top market dollar for your home and minimize your inconvenience.

Send faxes and emails to agents describing your property and its features, inviting them to the Agent's Open House where a catered lunch will be served. "If you feed them, they will come!" The agents will preview your property before showing it to their clients; this generates excitement in our industry. I will also hold open houses for the public on mutually agreed upon times.

Advertise your home in the Globe a Mail as well as the Toronto Star, the National Post and local papers or when appropriate, alternative newspapers such as Resale Homes.

Expose your property on the Multiple Listing Service of the Toronto Real Estate Board and advertise on its international Web Site at www.mls.ca so that it will be immediately exposed to all TREB members. This effectively puts 20,000 real estate salespeople to work selling your home.

Advertise your property on the Bosley Real Estate web site at www.bosleyrealestate.com.

Advertise your property on my web site at www.patrickrocca.com and www.leasidehomes.com, www.southeglintonhomes.com, www.bayvieweglintonhomes.com and www.leasidetoronto.com.

Contact you on a weekly basis to discuss your listing, update and suggest further marketing strategies and improvements. Work with the agents in facilitating Offers for your property.

Explain and present to you all contracts pertaining to the sale of your home, guiding you to completion.

Arrange for professional floor plans of your home and a professional internet tour of your home posted on the world wide web (if authorized).

Have a formal consultation with you so that I can fully understand your needs, as well as make recommendations on preparing your home for sale so that it presents itself in the best possible light to the marketplace and shows to its best advantage.

Arrange for a painter, handyman, gardener, cleaning lady, building inspector, surveyor if necessary in preparation for the house to go on the market.

Schedule an appointment to come and personally assist in preparing your home for sale.

Co-ordinate contractors and let them into the house if necessary.

Make arrangements with you as to how to deal with the dog, cat or any other pets during the sale of your home.

Prepare a detailed feature sheet of the house for prospective buyers.

Show you properties currently listed for sale on the market which will in effect become your competition.

Review the deed, survey and mortgage documentation of your home to ascertain information relevant to the property's sale.

Review the details of various agency relationships to determine the best representation for you.

Prepare the necessary documentation for listing your property, review and discuss it with you, and process it once authorized.

Review the procedure for showing your home to prospective buyers and how appointments are made. My office is open 7 days a week to facilitate appointment requests.

Personally speak with all salespeople to follow up on their showing of your property and keep you informed of all feedback.
